The responsibilities of a property manager centre on providing hassle-free returns to investors while ensuring tenants feel satisfied and supported. Some of the specific responsibilities are as follows:

  • Calculate an accurate rental price based on the property’s location, characteristics, and prevailing market conditions.
  • Use market knowledge and professional experience to grow the value of the client’s investment property.
  • Prepare vacant properties and advertise them to attract appropriate tenants.
  • Undertake a detailed screening process to ensure an appropriate tenant is approved.

The ‘property manager vs real estate agent’ question is a common one and the confusion is reasonable given many real estate agencies offer property management services. However, there are a number of differences between these two roles and they ultimately come down to a question of focus.

A real estate agent is generally engaged to assist a client in selling a property, providing guidance throughout the process of marketing, negotiating, accepting an offer, and settling. This is where their role ends and property management begins.

A property manager provides ongoing support and management of a client’s investment property throughout their ownership. They ensure that it is occupied by an appropriate tenant and attend to the often complex and time-consuming tasks related to this endeavour, while also actively growing the value of the client’s investment portfolio. The ways these two positions are remunerated also differ significantly. Real estate agents are often paid on a commission basis, receiving a percentage of the price for which a property is sold. As such, they are not incentivised to maintain an ongoing relationship with their clients post-sale.

In contrast, property managers are paid a percentage of rental payments collected, aligning their interests with the property owner on a long-term basis, which in turn allows them to form a holistic understanding of the property and how best to grow its investment potential.

Engaging a real estate agent to provide property management services is unlikely to achieve the best results for your investment. Their focus will likely be spread between their different duties and they will ultimately be motivated to pursue larger commissions on sales over smaller ongoing percentages on rental collections. Though real estate agents can provide property management services, dedicated property managers are best equipped to help you reach your investment goals due to their focus on growing your returns.

Founded by Shirley Smith in 1995, the idea for Access Property Management was conceived when Shirley realised there was a high level of demand for dedicated property management agencies, a need not being met by the existing real estate market. The agency is now headed by Shirley’s daughter, Stacy Whiting, who joined the business in 1996, and her husband, Mark Whiting, who has been at the agency for over 19+ years. This longevity focus extends to Access Property Management’s dedicated team of qualified property managers, with most staff working at the agency for 12 years or more.

ORIGINAL FOCUS

Shirley’s original objective was to provide a closer link between property owners and high quality tenants provided by relocation companies and the corporate/executive sector.
